This kind of came up out of nowhere but I should have seen it coming. Long story short wife’s grandma is 89, widowed and owns a little under 2000 acres of great farm land and unbelievable hunting land in the middle of South Dakota.
I’d love to buy the whole thing over the next 30 years but the family is moving faster than me. I’m looking at 600 acres at $3000/acre. I’m 40 years old, make decent money but I don’t have 1.8M in my piggy bank. The crop rent which has been low brings in about $50k/year. I could make up the rest and am even thinking it wouldn’t be a big deal if I funded the land versus retirement accounts.
I’d love any and all input. Talk me into it or talk me out of it. Any ideas?
I’ve hunted there for 20 years, pheasants, waterfowl, sharptails, coyotes and white tails. I could see myself retiring there pretty easy. It’s prime farmland for the area with some low areas and a couple tree groves which are dynamite for deer.
