That's definitely true, but the "hoping for the business" part makes you want to be careful about who you call out. I've been in homes with no glaring foundation concerns where a foundation company rep recommended 12 piers.

True on that part. I consider them nothing but salespeople, but is a good indicator if problems might exist.
When I represent a seller, we like to go with engineer inspection, and on the buy side, hoping the seller gets an engineer inspection as well.

We have used a company out of the Dallas area called Ram Jack. Very professional and have been out here twice for no charge for an inspection and consultation. Highly recommend them.
Yeah a lot of foundation repair companies will do a free assessment but it's hard to trust someone who's trying to make a sale. I ended up needing foundation repair a couple years ago and went with ramjack.
My recommendation call an independent structural engineer foundation companies are there to see. It will 750 or so but a piece of mind. I did 20 plus years of construction forensics working under PE’s
