I put all available cash into buying land ( not autos ) the last 5 years and I feel pretty dang good right now for me and future generations. Capital gains would eat me up so my daughter will inherit it.

That’s exactly what Im doing, I drive a 2014 Chevy Colorado, in 2015 I started to put big part of my income to buy property rentals. No regrets
