Small Acreage Property Value ??

Just testing the waters. I have just under 15 acres west of Paint Rock with around 300’ Concho river front. Small cabin with bunk house. (Nothing fancy) Water well.
Lots of deer. Huge pecans. Across from Concho Grande. Any idea what it may be worth? Don’t want to sell but found another place that may interest me.

Lands of TX for comps. I keep telling my wife I don’t want a large hill country place. Just needs enough river frontage I can soak myself in.

Hot market right now & land is going at good rates per acre
If it’s got great potential for building on & decent school district as a plus
River frontage always brings more in my opinion
In our area those size tracts going $10k-$15k+ per acre. I’d start there

How far west of paint rock? What’s the output on the water well? I’m interested depending on price!

3-4 miles west of PR. Maybe a mile west of Kickapoo Creek. Not sure on water well. It’s plenty. Just redid all piping, pump, and surface equipment and should have had them do a flow test.
