      I'm building on raw acreage so there are extra variables in the mix.

      For just the house including pad work, concrete and everything above it (completely finished) it is right at $110/sf. I've got roughly 1,000 sf of covered porches and open car port. If you take the price and divided it by only the heated/cooled area then it would be $160/sf.

        That is actually what I’m wanting to build! A house inside of a metal shop building!

            7 months

            He normally takes off for huntn season. So he piddled on mine from Oct thru March.

            Basically built it for cost + labor for 2-3 men. Helped that his SIL owns custom cabinet and granite shop.

            It's really a normal house w metal siding. Decked and spray foam.

            Wife's heated 6.5' jet tub got away from her the 1st run. Underestimated the jets. We had to rescue her cause she couldn't find the jet shutoff in all the bubbles, lol.

              It all depends on the size of the house, the complexity of the plan, the choice of builders, and, of course, those sayings you listed - plumbing and blah, blah, blah. And in what neighborhood.

                  I'm in over $50,000 and haven't started the house yet. Don't forget road building, power company electric lines, water well, etc. If I hadn't done all the dirt work myself you could easily add another $10,000.

                      Yup, Im right under $100 sqft without utilizing a builder. Process will take you being involved more than what you anticipate but its totally worth it. We're saving over 200k not using a builder...3400sqft, total slab at 4800sqft

                          Loaded question. A GC is making his money in the headache he’s saving you as well as the hopeful proven subs

                          My biggest demand now is for tile work that was bid 1/3 of what I get… and now they know why. So many subs in every trade worked in the trade for a year and started a “BUISNESS” that can’t support itself and they never show up. I couldn’t take in all the work if I wanted it from no shows and walk offs

                          The extra time you spend vs a gc and headache will be a wash… I don’t care if you save 100k. Lol

                                Twenty-five years ago we built our house on a slab, two car garage, brick veneer, vinyl trim, custon red oak cabinets, fireplace, vaulted living room ceiling, four bedrooms, 2.5 baths for $38 a foot. My, my.
