    Nexlink Tower Hosting

    Anyone had a tower installed on your land? They are offering free WiFi at the highest speeds they offer for allowing them to install the tower (approx $100month value). But i have heard rumors that being that close to the tower sometimes is not always good. They are pouring a slab and setting up a fence and all the safety things but also curious am i underselling my property value? I am currently paying $60/mnth and its great speeds but we are also trying to get our cost of living down so this would help.

    You can make $100 month in a bake sale.

    If the speed promise isn't really an issue for you now...why would that be an incentive?

    Do you want to stare at a tower on your property?

    Do you want aliens?
    Because radio/dish towers are the first to get aliens.

      what size tower? If they are building a transmission tower to further their coverage area id expect more than $100 a month, they will make a mint off that tower and the extended coverage it would allow to service other areas.

        Yes Transmission tower. I am thinking the same along the same lines as far as money goes. However, I need to get with my neighbors because if i say no and they say yes then I am still looking at a tower and no free wifi lol.

          Have you already been compensated for a right-of-way for them to build this tower? Keep in mind they will have access to this tower forever and there might be stipulations as what you can build around said tower.

            You're giving away your land at that price. They will have access 24-7 to that facility

              I was looking at buying a piece of property a few years ago that had an AT&T cell tower on it the owners were making $600. a month from it. But that thing was huge. I ended up turning away from the deal because of the tower.

                Several years ago, my dad agreed to lease a 75' x 75' piece of land to Verizon. They were going to put a 185' tall, stand-alone tower on it. The lease was for 20 years, with Verizon having the option to cancel out every 5 years. The lease was $700 per month, with a 3% increase each year.

                Verizon sold that part of the business, before they installed the tower, and they cancelled the lease after 5 years. Still, pretty good money for nothing.

                    If i remember correctly my parents had a tower built on a small piece of commercial land and I think it was like $900/month. I would say you are getting low-balled.

                      I signed a lease with AT&T about two years ago and they just completed the tower about a month ago. Are you talking to Nexlink directly or have they outsourced the work to a Site Acquisition Specialist?

                      A few things to consider:
                      •Access – as folks have stated Nexlink will likely want 24/7 access
                      •Electricity – will they run their own lines/box or leverage yours
                      oHow/when will they pay you for the electric consumption?
                      •Payments
                      o Free Wifi, Monthly Lease Fee, Option Payments, etc
                      •Taxes
                      oWho will pay taxes on the improvement if the county assigns it an appraised value?
                      How/when will they pay you for the taxes due?
                      •Other Provisions
                      oDemo/removal if the tower is no longer being used or monthly rental isn’t paid
                      oRight of First Refusal provisions on land sale
                      Be careful as you don’t want to impact the ability to sell your property in the future
                      oImpact to your finance company (if you have one)
                      Mortgage Company might need to sign-off on it

                        This is a point to point company correct?
                        Nowhere near the scale of AT&T, Verizon, etc..they will be under FAA heights, etc..
                        Their offer is right in line with what these companies do.
                        I have built many a tower like this, and used programs to find dead spots so I could talk to land owners about this very thing.
                        If it's a self supporter, requires FAA licensing, etc..more money IS in line.
                        Is it guyed, or self supporting? If guyed, how tall are guy post (unless they use augers anchors, in which case are they fencing around each auger), any livestock in the area.
                        They will require access 24/7, 365.
                        Make sure you get a dedicated feed just for you with the alotted band with being 100% yours. Lots of companies say you get so and so speed, and you do if its available. If it's fri night though, and everyone is online, and you do not have a dedicated drop, it won't matter if they gave you a bazillion MB per second lol.
                        When lightning hits that tower and it will, its coming straight to the origin. Make sure it's not your house! Power company needs to drop a dedicated line.
                        Any other questions, just ask.

                          I have a client getting $3,000 a month for a cell phone tower site with escalation clauses in the contract. It's huge, but every time I drive by, I think "there goes a mortgage payment."

                          They will also probably sublease space and make money off their own tower, FYI. You should get a cut.

                            Have a buddy who is right next to thier tower and has the fastest non fiber connection I know... Tower is on the far west side of Cleburne.

                            Not sure if that's enough money for them to build and have full time access to my land though

                            Will say that we were customers and themat is a side company

                              Great info. Thanks. Yes it will be a dedicated circuit to the tower. I will double check the dedicated wifi to my house deal cause yes that could be the biggest thing for me. There highest package is a min. 10mgb-50mgbmax. Its a $150/month normally. We use a lot of wifi at the house now. Guess it all depends on location of the tower and me getting a feel if I can get "lease" fee on top of the wifi. I am meeting with them tomorrow at 2 to see where and how much space they will be taking up. I sit at one of the highest points in the area. I can see Downtown Dallas literally below me 30 miles away.
