Should have not even started following this thread...make's me miss my old place even more.

CONGRATS and have fun...lot's of work, expense at first then it finally settles down. Owning and maintaining land is challenging but much more rewarding...your Living the Dream!

Decided to run out to the ranch this evening and enjoy the cool cloudy day. Didn't get out as soon as I wanted so didn't have much time to mess around. Decided to go sit in a blind and see if a pig would come out early or get a look at a deer

After some discussion with the wife we decided to make an "as is" offer and finally came to a settlement. we proceeded to move things along as quickly as possible and finally this last Monday we signed the dotted line. We are officially the owners of 31 acres in Navarro co near Navarro mills lake.
I am really looking forward to this "project". It has a small stock tank that has fish, pigs and deer. It needs alot of brush work done to make it more user friendly. Will be starting very soon and I will try to keep everyone updated.

I grew up on a ranch and one of my main reasons for purchasing the land is to get my girls, whom all love the outdoors, out there as much as possible while they are still at home. A 4 hr lease trip isn't very condusive to alot of quality outdoor time. I will post a few pics.

It has a small stock tank, two creek beds, wild plum, dewberry, pecan, oak, wild grapes and a ton of poison oak

Also about 2 miles from the lake
Congrats on the acquisition! We've looking ourselves since this past spring, missed out on 2 ideal properties, not much out there right now. I guess next spring or after deer season there may be more open back up.?
You're right it isn't getting cheaper either.

I bought 55 acres about 5 years ago. Me and the kids are enjoying the heck out of it. Sad that I won’t be able to pass it on to my kids...the land is part of my retirement plan.

Mine too, I'm hoping I won't be passing this one on but will be passing a much bigger place. I plan to improve this one for a few yrs, then sell and upgrade at least once in next 10-15 yrs. my ideal will be about 100-200 acre by the time I retire in about 20yr

Got some work done this week and some today.
Set 45' container in footings for bridge(that was interesting)



Also got the family out today to show them the progress.
Cooked our first meal and enjoyed a camp fire on the "ranch", hopefully the first of many.

20' or so deep (the ladder you can see is a 24' extension) and abut 20-30' across. Was cheapest option that would handle some weight and least amount of fabrication work.

We got the interior walls framed up, just waiting to get electric and plumbing rough in done so we can cover. Also we'll be cutting in doors and windows next week or so.

The plan is to put a roof over the entire thing with roll up doors on each end of the space between and a covered deck off the left side of the blue container. That will be looking north and over looking one of the food plots.

I'm going to be keeping an eye out for all the aftermath pics of your bridge after the next flooding. If you get a chance of running water in the creek bottoms there, our next 100 year flood will wreak havoc on it.
Not trying to be a @$$, but I'm just seeing a disaster there.
