      Recess in wall behind dryer for exhaust vent. So dryer isn’t 6” away from wall to make room for vent hose. Sits even with washer.

            220v in garage for tools/future electric vehicles. Flooring in attics. Floor outlets, extra outlets anywhere you want them, recessed lighting, gas line out back, eave outlets w/ interior switch, tankless water, ceiling speakers to name a few.

                  CAT5 cables to all outside corners for cameras ( can be left coiled in soffits until ready to go).
                  LED lights outside around the house/garage with a 3 way switch with one switch in the master bedroom. Great for security, as well as loading and unloading in the dark.
                  How old will you be in this house? Can you age well here? 3-0’ doorways to master bed, bath and laundry. Curbless/roll in shower. Lots of backing in walls for grab bars, taxidermy, anything you, want to put on a wall.
                  Floor drain in laundry room If feasible.
                  I love having a large low sink in the garage with hot and cold water. I think it’s called a dog sink.
                  Natural gas or propane piped to patio.
                  Closet organizer not wire or shelf and rod.
                  Kitchen cabinets- servo drive trash and large drawers
                  No doors or pullouts behind doors .
                  One level kitchen island for more useful counter space for sausage making etc. Skip the pot filler for a giant single bowl stainless sink and a touch faucet.
                  USB outlets in the island, master bedroom at night stand height and office areas.
                  Insulation between floors.
                  I’m not a fan of ceilings over 9’ for heating and cooling, but I also love the look of lofts and vaulted ceilings.
                  Gear room with fan and lots of hang rods for clothes and gear. Makes a world of difference for keeping hunting and fishing gear in order and ready to go.
                  Kids are temporary, so nothing too specific to any phase of raising a family.
                  No more square feet than necessary, excluding garages and gear rooms. I see a lot of people payimg closing costs, realtors coming and going to downsize, versus right sizing and getting through raising a family, basically ending up in less home for more money.
                  Lots of garage lighting, outlets on separate circuits, 20 and 30 amp as well as 220v
                  Retractable extension cords ceiling mounted as well as an air hose that’s plumbed to a medium compressor.

                    5' x 5' safe room
                    Quads behind night stands
                    5' X 6' master shower with two heads/valves by opening
                    10' ceilings
                    Walk in Pantry with counters and plugs
                    Plugs in closet built ins
                    Mini split in master for extra air or heat
                    Things I wish I wouldn't have done.
                    Dark wood floors in the hill country.
                    Too small of sink in laundry
                    Broom closet in laundry

                          85% of home intruder killings occur in the laundry room. Can you imagine how much nicer it is to clean up that mess when you have a drain?

                              Agreed with dark floors. Caliche dust sucks

                              Automatic pantry light I forgot.
                              Hand rail on big shower wall and toilet room ( think old people )
                              Floor plug in great room not counter-sunk enough

                                I did this 20 years ago in our current home...purpose,

                                Water heater is there, water softner is there, Washer is there...

                                If any of those springs a leak or gusher, the water has a place to go(down the drain) as apposed to flooding the house.
