Everything is looking great on your new home. I had radiant barrier in my last home you will like the results I am sure. Nice work using the rough cut lumber and also wrapping the beams!

I had it set on 73 all weekend, and I was very comfortable throughout the entire house. I use the auto fan setting, and they didn't even run all that often. This is with one 2 ton unit and with one 1 ton unit on. They are so quite that you can hardly hear them running at all. My quotes for a traditional unit ranged from $6700 - $8000, but I put these mini-splits in and two additional small window units (kids bedrooms) for less than $3500.

I know an ultra energy efficient builder in Arizona that only does min-splits, and he has built several zero energy usage homes.

Default Labor day weekend updates

All,

Spent all day Saturday and Sunday working on "The Barn", as that is what we have decided to call the place.

All my ceilings are coated with satin clear poly acrylic (done!)

My faux beams (boxed in my metal trusses) are stained. Turned out a little darker than I wanted.......man it is hard to predict what a stain on a jar / picture will look like in an actual rough cut board.

Wife did lots of painting while I was on the ladders and scaffolding working on the ceiling / beams.

Default got in some work tonight due to volleyball games being cancelled

All,

Got a little work done due to my daughters volleyball game being cancelled:

Appliances installed

Hood above microwave skinned with rough lumber

First row of open shelving done

Front loft guard rails complete (Not sure what we are going to do in here yet, maybe game room or maybe little library room)

Doors of the laundry built to match the upstairs closet doors

Default A few updates, but not much time to work lately

All,

A few updates, but I have been busy with work and my wife's family reunion this past week. Not much time to work on The Barn, but here are a few updates.

1) My better half didn't like how variegated the floors were, so I added another layer of stain over everything in "Malay Tan" color

2) Got my 72" fan installed, that sucker moves some air!

3) Carpet installers came and did the two lofts

Those pics are right-side up in my pictures folder, I have no clue why the post turns them sideways. Can anyone tell me how to get them to stay the way they are in my pictures folder???

Default Finish on the floors of two rooms

I had some time last night to put finish on My son's room and the kids bathroom. Very pleased with the finished product. The tan stain over everything that was already there gave a good look with depth, and you can still see areas of black, walnut, green, and the tan.

Default Floors are done!!!

All,

I am so sick of staining, neutralizing, mopping, sweeping, mopping, mopping, and putting finish on. However, I am done!


We ended up using several coats of several colors of concrete stain to get the look we wanted.......walnut brown, black, lawn green, and then maylay tan over the top of everything. A ton of work, but they turned out nice we think.

Default Updates for last week and weekend

A few updates for the past few days:

- Electric Fireplace is in and skinned the surround with barn wood
- Some living room furniture is in
- Got kitchen island topped with a piece of OSB in preparation of the piece of stainless that is coming
- Master bath is painted
- Put some latches on a few doors that we made
- snuck a bow hunt in (saw 2 does) forgot my boots, so I hunted in crocs!!!
- Scored a 3" thick slab of southern bald cypress for a mantle above the fireplace. The guy that did my tongue and groove wood, gave it to me (score!)

Default Fireplace Is Finished

All,

Finally got this fireplace and mantle finished.

- Framed 2x4 box enclosure
- Sheetrock for fire protection
- Covered in barn wood because my better half said so
- 3" thick by 15" wide bald cypress mantle (two coats of Danish oil and two coats of poly acrylic)
- all barnwood sanded and covered with one coat of minwax poly acrylic

Got the thumbs up from the little lady so I am really happy to be done with this little project.

We have just under 1,600 square feet heated and we are at $60.23 per square foot of cost. I am curious if this is more or less than others building their barndominiums?

Default Lockers

Repurposed an old set of industrial lockers from a GE Plant to be a pantry in the Barndo. Added a few coats of satin black to cover the GE Blue, then sanded some distressing or wear areas in the lockers. Put two coats of clear acrylic over everything to lock in the look. Added shelving inside each locker as well. We plan to use this as a food pantry.

Bathrooms are a little too big and I would make my sons bedroom a little bigger.

Side porch is 26x12 I should have done 26x16 (not that much more money).

Just got full month number 2 electric bill $46! It was in the mid 90’s the entire month. I am so pleased with the combination of R23 insulation/ radiant barrier and min-splits.

Got a little done this weekend.

Busy weekend with HS Football and Jones College homecoming, but I did get a little bit done.

Open Shelving above the kitchen cabinets is installed, just need to clear coat it.

Handrails on my daughters ladder/stairs complete.

If you're using a phone to take the pics, turn the phone sideways to take the pic. My pics do that if I have the phone straight up and down. They look correct on the phone, but when I upload they are sideways.

Default Stainless Island Top

Installed the stainless island top this weekend. I still have some finishing to do on it to try my best to approximate the brushed stainless look on the appliances. If anyone knows any tricks to make that brushed look easily, please let me know.

watched a youtube video on how to do the brushed stainless look with a belt sander and WD40. I will be giving that a shot this weekend, and I will add pics when I get it looking better. I can be a bit of a selective perfectionist at times, and that can create lots of extra work for myself.

I ordered my sanding belts on amazon, and they are supposed to be here Friday.

Default Weekend Update

All,

Got some good work done this weekend:

- Got the island stainless finished
- Put washed gravel under my car port
- Built an extra parking spot for the Jeep
- Gravel on the circle drive
- nice additional coating of wash gravel on the drive
- Gravel under the back shed
- Gravel around all drip lines of the house

All the new gravel got a quick test as it starting pouring on Sunday afternoon.

Default game room loft

Did some work on the game room loft. completed all the outlet covers, installed a foosball table, installed a dart board. Kids are really loving this little 8'x12" space. Glad I made the last minute decision to convert this from storage to a little game room.

Default Deck lighting

All,

Added LED String lights to the deck. We had my family out for an early Thanksgiving meal, and it was really nice dining under the stars. Three 36ft strands with very soft 2000kv color led lights. Used stainless cable with tensioners to create the lines for the lights to be supported by.
