Housing around Bryan/College Station

If someone had a child possibly thinking about A&M in a couple of years and the parents were thinking about buying a condo/townhome/smaller home for the child to live in and then rent out after the kid graduates, which side of town/area is currently the most sought after? Sorry for the run on question.

PS- I didn’t kill a deer this year and didn’t see many during my 50 sits in western Nacogdoches County!
