Going price for a lease ? (Have a guy that wants to hunt my place)

I have 55 acres - easily 90% wooded
*in SE OKLA just outside of RATTAN, OK

I use it for recreation..
Riding ATVs, shooting a few guns, fish the small
pond w the daughters.

A buddy of mine in town came up two weeks ago and fell in love.

Wants to offer $1,000 a person.
Him and his buddy.
- to use the place for the yr.
So he can also bring up his kids
Neither are hunters... But want to be able to come up and get away and out in the woods


What is the going rate/price ?


I have some good deer and have 2 feeders w deer that come daily.
But feeder has a cellular cam


Problem is - it would / could effect my quality time up there...

This could open up a lot of potential downsides such as reduce your access, liability if something happens, etc. Rather than give 2 more families and potentially their guests the rights to use your place pretty much whenever they want, just plan some outings with them throughout the year.

Your last sentence said it all, how much is your quality time worth, also you have to determine how good a buddy he is. I’m pretty particular, did not invite a friend back because he was riding his 4 wheeler around playing loud music on the way to the stand, only one reason,after I told him not to. Sometimes we don’t know our friends as well as we think.

The price is good. Just a matter of giving someone full access. So you don't hunt it? Offer to lease it to him for a week, month, etc.
