Default Modern Farmhouse Build

Figured Iíd chronicle the build of our new home here since Iíve enjoyed following others builds over the years. The lot is a little over an acre and west of Austin. Permitting is all in place, just waiting on the bank loan to close and we can hit the ground running. Hoping to start on the foundation in the next 2 weeks.

Hereís some photos of the lot after we closed, after it was cleared, and a rendering of the design. Hoping the few oaks I was able to save will take off now that they arenít being choked out by all the cedar.

Iíll be GCing the build myself and doing some of the work along the way to build some sweat equity. Should be in for some fun.

Looks like a beautiful place for a home. I bet the foundation there will last a long time sitting on all that rock. We are also talking about building a home on our east Tx land, but we have decided to see what lumber prices do with the spike in price recently.

Being in the residential construction industry, I've been following lumber prices pretty closely. I'm pretty certain that consumer pricing has peaked and should start falling again in the next few weeks. Dont know if it will get back down to where it was but Random Length Futures pricing is down ~40% from its peak. Just will take a little bit for those prices to reach the end consumer. I'm hoping by the time I get to framing that they've fallen a little bit.

We are on the far west side of the Oak Hill area near the intersection of Circle Drive and Thomas Springs Road. We love how quiet it is back in our development.

The back 2/3rds of the lot is a drainage easement which guarantees us privacy in the back of our home, I'm planning on getting down there and doing some hand clearing to create myself an archery range. Hopefully I can stretch it out to about 70 yards.

Awesome i grew up off of Circle Dr and Mowinkle what a great location. My brother still lives off of Sam Carter Dr. Must be in the overlook? Awesome look forward to following. I’m in the industry too I work for a builder in Lakeway and just finished GCing our home in Spicewood out off of River Rd. In Pedernales Bend. Good Luck hope all goes well.

I have an acquaintance that works for Boise Cascade and she said to wait until November and you should see prices start falling. I have no idea why November but the prices are out of this world right now.

The house design looks great. I can't wait to see it finished. Kinda unusual design from what you would see today. I really like it.

Closing date is set for later this week. Working on getting the foundation contractor on the books. Hoping to get rolling beginning of next week.

Lumber looks to be heading the right direction. Hopefully with another month to go before framing it will continue to fall. That would definitely be a nice breath of fresh air.

I hear there are some endangered birds in that area that can delay construction and drive up cost to remove trees....

This will be fun to follow. That’s a nice piece of Texas for you to build on, really like all the woods. Lots of windows on your house elevations so you can enjoy those awesome views you have. Good luck!

Met the layout crew this morning to have the foundation corners set. Also met the foundation crew this afternoon to review the corners and finalize everything. They plan to get started first thing Wednesday morning.

Things are starting to get rolling.

Foundation guys had to finish up pouring a couple other slabs before they could be at my project full time but they are making headway now. About ready to start bagging and filling in prep for plumbing rough in. Went ahead and got plumber to get their septic stub out in so they don’t have to dig down 7’ after all the fill is in at the back of the house.

I didn't necessarily have to put it in a dumpster (3 dumpsters) but that was the easiest way to get it off the property in a timely manner.

Slab is all formed (minus the last access point for rough in and interior beams), exterior beams are excavated and bagged, fill is compacted and we are waiting on the plumber. Tried to get them scheduled nearly a week in advance and am still going to be waiting around till Tuesday or Wednesday of next week for my rough in. Trades are busy here in Austin.

why is lumber so high? I know people that can't even give trees away. The mill won't come get them even if he gives them away.

Been a busy few weeks with work and the holidays creeping up which has led to me being short on updates. We got the slab poured on Tuesday and the guys finished wrecking the forms, cleaning up, and grading today. Hoping to get the little bit of structural steel I have set next week before Christmas. My framer is taking some vacation time between Christmas and New Years so the plan is to hit the ground running with framing first thing in the morning January 4th.

I live off Bertram Lane, off of RO. You ever seen any axis or hogs running around out there by the river?

Got the structural steel completed on the back patio yesterday and got frame layout mostly completed today.

I mark all of the lighting locations so the framer can plan ahead when spacing the ceiling joists / trusses to avoid as much punch work as possible. I also marked areas where Iíll need blocking installed for ceiling beams and the tray ceiling layout in the kitchen. Takes a little time but it gives you a really good opportunity to try and head off any potential future issues that could have been prevented. Got run off by rain today so Iíll get some better pictures once all this mess blows through. Still planning to hit the ground running on Monday morning with framing.

Been a while since an update. Between crummy weather delays and a few days worth of punch work on the previous home he framed at the end of the year, it’s been a little slow going. On the other side of things, it given me plenty of time to make sure things are all correct before they’ve gotten too far along.

All the trusses, ceiling joists, and rafters are up on the second story and we are moving right along with sheathing.

We shim up the interiors of the window sills so that if a window does ever leak it drains any water back to the outside of the house.

Met the cabinet maker yesterday afternoon to site measure for cabinets to get the shop drawing process started.

There will be a glass link for the entry/foyer that connects the two main masses and the shorter rough opening on the left structure in the first picture is one side of a see through fireplace that will see through from the living room into the entry.
