    Roof replacement costs

    I am looking at replacing my roof and wonder what the average cost is per square for removing and replacing a shingle roof.

          Just to give you a ballpark, around here insurance(on hail jobs) pays $300 per square(100 sq ft) all in. materials, labor for tear off and install and haul away.

          I'm a GC(home builder). I pay $35 per square tear off and $35 per square for install. $250 for a dumpster and $80-$85 per square for materials($20 per bundle for architectural shingles plus felt, flashing, ridge vents, ridge caps and drip edge).

          $160 or so a square is a good ballpark for cost.

          My roofer prefers a steep pitch. It's easier to roof a 12/12 than a 4/12 if you are good on ropes.

          The cost is the same for me no matter the pitch.

                  You aren’t going to get $160/sq “retail”.

                  $230-400 per square depending on shingle type, pitch, chimney flashing, low slope areas that may require ice/water shield or bitumen.

                        The crews we use prefer steep roofs. With ropes and toes boards they don’t bend over as much. It’s like standing up, shingling. Now don’t get me wrong they are on the brink of disaster if they lean back or take the wrong step. Plus steep pays better for them. These guys have balls of steel!!! Nothing but respect for the guys on the roof.

                          $150 a square covered my material's when I replaced my roof last fall. Did the labor ourselves. That was a lot more work than I expected.

                            I had mine replaced a few months ago for hail damage. 2700 sg ft single story with 3 car garage. Pretty steep pitch. I think the price quoted was 22k. I paid 2k
