    Second Dwelling Unit Build

    So we decided to plug in a second unit on our rental property and I’ll post the process up here. I’m glad to have another construction project underway. I’ll sub the concrete work and drywall and build the rest myself mostly of weekends with my pops and my cousin, both of whom are pretty handy and like to build stuff. Last weekend we did the utility locates and the layout work. Form and fill went in today. I’m taking the day off from work work tomorrow to do the plumbing and electrical rough in. Pour scheduled for Monday and it’ll be time to go vertical!!

    Concrete sub banged out the form and fill in a day by hand.

        I did the design. It's 20' x 24', two-story, which makes about 900 sf interior, a tad less deducting interior walls and cabinets, etc.

          Yeah we're dog people!
          When you use sand for fill the bags help it stand up and not fall off into the trenches.

              Oh and the budget I built so far has it at about $45k in materials plus the sub work. We'll see where it ends up-- I'm tracking every expense and hour of work just cuz I'm like that, an engineer.
              In any case I like building value in central Austin for $50/ft

                  Interesting, only time I’ve seen that is when beams are 69-70” deep.

                    Took the day “off” to bang out the plumbing & electrical rough ins. Steel and plastic tomorrow. Pour Monday.
