Pay $500 for it to be listed on MLS without the 3% seller realtor fees. It automatically puts it on all of the major sell sites. You'll still likely pay the 3% buyer fee but there is a small chance it can be negotiated. Ivd used Creekview realty and they are top notch. You will most definitely want a key box so realtors can let themselves in with appointment, it has to be convenient.

The industry is a racket and the "norm" is changing but not fast. Realtors are struggling to hang on to the old industry.

No with all that said, you can keep the price way below market value and sell it listed on craigslist. Closer you get to market value more thorough you neec to be.
