Looking to buy a ranch/land 2-3 hours from Houston

I've scoured every resource I can get my hands on but haven't found the right place just yet. Please let me know what you have or know of.
Some priorities, ranked:
At least 30 acres
House preferable
Pond/lake a huge plus
2-3 hours from Houston with preference in the Piney Woods.

Cash or Finance?


The cool thing about acreage at that size is if it has an existing home and it appraises to a certain ratio against the land you can go with a traditional mortgage which if you went the entire 30 years you would save six figures in interest.


Nancy with Navasota Realty (The owner) is the person we use for all of our properties (we flip from time to time). Most knowledgeable person I have ever met in the industry. She can look at a property in 10 minutes and put a price on any and every improvement made on the property to see if they are asking to much on the "raw" land. Also, they work weekends unlike most country realtors.

You may have already found the site, but www.TXLS.com is pretty good. LandsOfTexas.com is also good, but I have found unique listings on TXLS. Their map search works well and has good filters.

What is the budget? Try looking in Tyler county, Nacogdoches, San Augustine or Sabine. Still in that 2-3 hour drive and away from the hustle and bustle. It's still piney woods too

Har.com is a good site. I used it to find my property. I saved a few searches and whenever new listing that met my criteria came to the market I would get emails.
In this market you have to be patient and keep an eye on those listings.

We lived 6 miles down a dirt county road on the Walker Grimes county line near Bedias. Hardly ever saw people. Now it’s busy and big ranches split into ranchettes. The Aussie who bought our old place bought the 80 acres next door and renovated my old cedar cabin and the main house into rentals, dug a lake where I used to graze cattle and deer hunt, and added tiny homes for further rentals. The country is filling up.

OP, I hope you find the place of your dreams. It’s out there, but getting difficult to secure nowadays

You will appreciate the two hours much better than the three of you can swing it. Nothing wrong with a dirt road but the dirt road. If you can get off of a FM road it should be quieter than a main highway. Good luck.

I don’t understand when a listing doesn’t provide an asking price. The price is the first question any buyer is going to ask. I just assume the seller is asking a price so high they are embarrassed to share it publicly so I move on. About as annoying as leaving a listing up after a property has been sold.

Best bet is go to towns nearby and get the local newspaper and look for ads FSBO.

anything else will be overpriced plus you'll be paying realtor fees out the roof

but, if paying high prices and realtor fees is ok..then by all means use realtor .com and lands of texas, etc.

The seller pays realtor fees unless otherwise agreed on with a buyer rep.

I have a follow up question:
If I found a place by myself, should I even involve a realtor? It would basically be a gift since I found it on my own. Is there a possibility of negotiating sales price down if the seller isn't paying the 3% to a buyer's agent? I definitely see the value of a realtor when selling, but buying? Hopefully this doesn't seem callous...just thinking it through.

This was my initial mindset. If I found a $1MM property on my own then just getting a realtor involved would've given him/her $30K for me finding the place myself. I said initially because I now see that finding the property isn't the only thing a realtor does.

It sounds like you need a professional, whether a lawyer or realtor. Have you even thought about requiring a survey? Most people don’t think they need a survey, especially when the property is fenced. They want to save the cost, but it can cost a whole lot more to “fix” boundary line and other issues that may be revealed later. I would never buy land without a survey. You also certainly want to require a title policy, and the title insurer will require the survey.

30 acres is hitting the market today I believe here in Franklin. There is actually 3 10 acre tracts that can be bought together or separately. Power and water will be run along the all weather road. You’ll have to pay for your power drop and water meter install.

2-3 hours from Houston is 2-3 hours from DFW which is 2-3 hours from San Antonio/ Austin, lots of people looking for the same thing, you will need to move fast when you find it, best of luck with the search.
