    10 on 2400 might be a bit crowded depending on how the place lays out. We have 14 on 9k acres and it is roomy but we still have stands that seem too close together and you see the same deer.

      Is it inside the anthrax triangle? If so, I’d use that to negotiate the final price and length of contract.

        For long term sustainability, might consider lowering the number of hunters a bit. 5 hunters would probably be ideal - even if everyone got 2 tags instead of 1.

        With the river & fishing opportunities you are describing, I'd guess that place would around $15/acre - Possibly more. Doing the math - I'd think anything under $36,000 is a good deal.

          Id be a fan of 5-6 guys on it if possible but that completely depends on the total price and how steep you want to split the cost.

          8-10 guys would be crowed in a hurry in my opinion also.

            We hunt 7 on 1800 acers. I wouldnt see an issue with 8 or even 10 max. Like mentioned it depends on the layout.

                You’re talking 2 totally different areas.

                I’d keep it at 5-6 hunters max and be careful on how many trophies you kill each year. $10-15 per acre seems like a fair deal.

                  Going rate is 35-40k a year
                  If you could get a five year lease be better
                  8 people in for a 5 k a person would be best
                  You could find 8 management hunters On a place like that.

                  Especially with the river access for the summers

                            Just a personal preference, I would rather pay more and have less memebers. 2400 acres, I would try to keep it to 4-5 guys. You’re going to pay more, but if you can keep it below 5 people, your deer herd will be better for it.

                            You can always bring in family and friends to help shoot doe or management deer if the deer numbers are high.

                            I’ve also learned if you approach a GOOD landowner and not a money hungry one, and explain to them your plan for the lease and why you are trying to keep the number of hunters down to keep the deer herd at its full potential then a good landowner will work with you on the price. I know there are some landowners that are not like this, but I’ve seen it a few times where a landowner came down on the price per acre after the lease rep explained the plan to keep the number of hunters down.
