I posted flyers around feed stores "looking for a lease for wife and i" I think he called me 4 times last year and once so far this year, he's a wierd guy.

I talked to him last year. Besides the "swinging" part of it, even though he calls it a "year round" lease, you are only able to go there whenever everyone else on the lease will be there. And, he said there are a ton of pigs, but you can't shoot them because the noise will scare off the deer. Weird deal for sure!!

We were on the lease with Bill a couple years ago. He’s definitely looking for more than just guys to fill his lease. He made it apparent to us that if the wives didn’t come out with us then we were not going to be allowed back the next year. Weird guy for sure.

Seeing a lot more leases available this year, believe it's due to economy impact.

Several out west in Schliecher County and a few surrounding was impacted by drought this past year. My lease definitely suffered. We didn’t take a single trophy buck off it. I imagine that has a lot to do with leases in that area becoming available.

usually when there is a bad economy you will just loose a couple of hunters, not an entire group throwing in the towel and abandoning a ranch. something has to go south pretty hard for that.

When someone is dependent on the entire group to cover lease fee, it can make it difficult. Not everyone is able to float the cost of an entire lease until they fill the spots up, and a lot of people don’t want to hunt with strangers or mixed groups just to get the lease paid.

Good land owners are as hard to find as a good group of hunters now days. I'm beginning to think that finding a good land owner might not be possible on the internet. Maybe for a spot or two, but not a whole pasture. Good land owners keep good groups for many years. We've been looking for a place a little closer to home that I can bring my kids and family for the last few years. We've maintained a lease on a place in Concho county sense 2001, but that is just too far for my little crew. There are some wonderful properties out there with some strange individuals leasing the property!

"good landowners keep good groups for many years" is exactly correct. if i was looking at a pasture that i found on the internet, the first question i would ask is "do you have the phone numbers of some of the guys that hunted here last year?" the answer/ reaction you get just from asking the question will tell a big part of the story.

There are plenty of good landowners it’s the piece of **** ranchers that lease the grazing rights and the hunting rights that screw things up. Going through the middle man is always difficult plus they charge enough your just paying their lease and they get it for free and micromanage the place with stupid rule. Cut the middle man out and deal directly with the landowner.

1000acs +\- Schliecher County

I have 4 openings on my 6 person lease off Toe Nail and 190 between Menard and Eldorado. There is pens in place with free choice protein feeders available for the hunter to use. We feed corn year round and protein is required from March to September but everyone currently feeds it year round in timed protein feeders. We have LOTS of wt average 5.5 year old buck is going to be 130-150. Each hunter gets 1 trophy 5.5 or older, unlimited culls, 3 does, 4 Turkey, and all the hogs and varmints you want. Culls are any deer missing brow tines not broken but MISSING, older spikes 2.5 and up, and older undesirable deer. The lease is family friendly as well as you can bring guest to hunt off your allotment. There is RV parking at camp with water and electricity provided. You can leave your camper year round if you like. Average set I see 15-25 deer so you will see plenty if you put in the work in the off season. We see axis but are trying to get a huntable herd of them so they are not on the table at this time. We have had hogs moving in and seen aoudad a few times as well. Any pigs or aoudad can be taken but an aoudad would not be common but we have seen them. I have been on the lease for 8 years and the deer have gotten better each year with the current management plan. The lease is year round with all hunting seasons allowed. I am looking for four hunters to take the four open spots @ $3500 per spot. There is 5 areas to choose from the area not chosen will be the community area. You are allowed to drink but this is not a party lease we like the family atmosphere. The deer that was passed this year are some of our better up and coming bucks that I have seen on the ranch so we are feeling good about breaking into the mid 150s next year. I have tons of pics of harvested animals as well as deer that was passed. Please if you inquire about the place be serious with money in hand. The lease runs February 1st to February 1st but the first year all money is due at the time of lease signing. The following year payment is slit into two equal payments feb/July. Hopefully I have answered some of the questions you might have feel free to message me so we can talk if I feel like your a good fit I can share pics and we will go from there. Not looking for single hunters please be able to fill all 4 spots.
