Another Dream In The Making! Big Sandy Ranch! It could be yours!

With the Coal Creek Ranch project closing out shortly, it was only natural to find a new project to develop for another dreamer! With that said, I would like to introduce the Big Sandy Ranch! Big Sandy is a 140 acre parcel only 160 miles away from downtown Dallas! It sits in the south west corner of Hughes County Oklahoma and is only 11 miles from the town of Allen, which is more than capable of handling all of your resupply needs! For those of you needing a selling point for the lady in your life, the Rocky Top Winery is only 12 short miles away and provides onsite accommodations!

Rocky Top Winery in Allen, OK is a premier wedding and event venue, as well as a top-quality winery complete with our own vineyard. Find out more about our events and wedding rentals!

Now, down to the important stuff! Like Coal Creek this property is located in one of Oklahoma’s most renowned big deer areas! A little bit of research will show that Hughes County holds its own when it comes to overall state rankings year after year! Everything about this properties layout and topography screams seclusion and solitude, yet only 15 minutes to town! This property, like Coal Creek, is being developed with the hunter in mind! Once completed, Big Sandy will be able to be maintained with a compact, 28-38 hp, tractor with the proper implements.

The upgrades, features, and improvements that will set Big Sandy apart from the listed and more expensive raw land ranches include:
    • All debris and junk removed from the property.
    • Road maintenance and tree trimming.
    • Road system gives you access to the entire property.
    • Road system gives you access to primary stand locations for different winds.
    •Gated entrance.
    • Brand new 30X50X12 shop with 2 personnel doors, 2 overhead doors, and a 14X50 overhang to keep your camper out of the elements. Slab will be fiber mesh and re-bar. Size of the shop is subject to change to fit the proposed site.
    • Well water at the shop.
    • 30 amp or 50 amp plug for the camper near the covered portion of the shop.
    • Power outlets and lights inside of the shop.
    • Food plots made and reclaimed from overgrowth.
    • Skinning rack.
    • Stands and feeders. (Available for purchase separately.)
    • Perimeter Fencing.
    • 11 miles from Allen Oklahoma.
    • 11.8 miles from Rocky Top Winery.
    • TBH list price is $1950 an acre or $273,000.00
    • Any inquiries can be sent to me via post, PM or the p

For those of you who are truly interested I urge you not to wait until the completion of the projects! Coal Creek was under contract before we started the big ticket items!

This property would feel way bigger for hunting based on the gate setup and power lines. Looks like the campsite and gates are perfectly located.

All starts with a dream Just helped a fellow TBH’er close on 80 acres of prime hunting land this morning for less than most peoples truck payment

It really does, the property lies on a dead end road with a older widowed lady being your neighbor and watch dog in between the two gates The properties contour is full of small hollers, ridge lines, and oak flats leaving plenty of room for multiple stand locations and hunters

There is one pond and two wet weather creek beds? Did that answer your question?

Two entrances are really handy Still undecided on the camp location, it may go at the second entrance. Still have a few things to investigate before I will know for sure

Loaded up the Massey and moved the dozer from the 160. Should be starting on the project list in the morning. Can't wait to get this place all fixed up! Hoping to have a couple of feeders put up, make some new roads and even clear out a new spot for a food plot.
