    Am I insane to think offering $20k/acre would be a steal if accepted?

    Depends on where the property is and how many acres. Location and size are extremely important to this discussion.

      Around New Braunfels larger tracts of land are going for $40/acre plus.

                          Seeing that smaller parcels 10 ac and less are getting higher prices.
                          I bought in Harper, seven years ago for $7600/ac...Now 10-12k...Insane!
