I bought 10 acres, raw land, fenced with a gate this year in Burnet county.. Plan to retire there someday.
It is currently ag exempt as the previous owner had an agreement with the neighbor to let his cows graze on the place. My new neighbor may not continue the agreement as he doesn't think he needs the extra grazing area. So...plan "B" is for me to come up with an ag exempt plan. What it is ...don't know so... my question to the green screen folks. I have looked and can not find what is needed as a minimum for Burnet county for animal units. I can provide water and supplemental feed as I live about 45 minutes away. Anyone know what is needed for Burnet county? I figure I will be talking to the county appraisal board folks to see what they are looking for. But would love some insight... |

In Grayson 10 acres is the min. When you put your house on there that takes away from your ag. But at that point you may be grandfathered.

If I were you, I would put it in wildlife. I’m the ag/timber wildlife appraiser for my county. If you have any questions pm me, and I will answer with what the requirements are for us.

For our county the minimum is 10 acres for cattle and horses, and 5 for sheep and goats. Since it’s already ag exempt you will be grandfathered when you build a house.

There’s a lot that goes into ag exemptions, but in burnet county with 10 acres, bees might be your best bet if you’re hunting. I think you need 5 hives. Call the county office. They’re very helpful!

Go wildlife exemption. Easy. No cows, sheep, or whatever to mess with you when sitting on stand. Also super cheap to keep up with each year. Same tax break as Ag.

Im pretty sure 10 acres in Burnet county does not qualify for a 'regular' wildlife exemption. My advice is to first call the appraisal district or go by and talk to them. I have a wildlife exemption on several properties in Burnet county and they are very willing to work with you. The first thing they are going to require is a TPWD biologist come do an appraisal of your property.

Can probably put calves on before going to market. He lives between you and me. And he will feed if you've got water. Larry |

David. You have the best option above. If you have water supply and someone that can just drop cattle on for short time then it will hold you over until you move there. Once you move there you should consider raising blackbuck. Real easy and not as destructive as goats and they won’t mess up you house or vehicles.
Bees are next option I would think. Not enough dirt for wildlife there |

don't call, and don't wait.
Physically go to the assessor office and have a sit down. Follow up that meeting with an email so that the info is in writing. These smaller county tax offices can be a pain in the butt, however you can beat them at their own game. |

Every county is different on Ag Exemption. The best advice I can give you is to call the Tax Appraisal office and ask them these questions. They will tell you exactly what you need to do. There is no minimum in my county and for 10 acres I just needed to put 2 cows on it.

Wildlife exemption is not easier. It requires a ton more paperwork every year and there are improvements that have to be made. I have done both and that small of a property you probably won't qualify for a wildlife exemption anyways. Cows are easier keepers if you keep them fed and watered.

I am gonna look into the wildlife option. May or may not be feasible. wife is not keen on bees...but it is an option also.

I have 11 ac in Lampasas county. I am on year 4 of 5 I need to get the exemption. Was also told 7 goats would work.

I am in Fayette county. The tax appraiser sets the requirements for ag exemptions. Give them a call. DON’T let it lapse. It takes five years to get it back.

I don’t think Burnet will let you wildlife 10. Most of these counties in the area are pushing for 20 plus.

If any county is telling you that your currently Ag exempt property is too small for a wildlife exemption you need to call plateau wildlife management. State law says as long as it has been in ag and not reduced in size the previous year then it is eligible for wildlife. Plateau helped me with this in Burleson county and I was very happy with them.

Instead of leasing the land to the neighbor offer it to him for free . Tell him you would like him to graze it during the summer. This way you keep the land in ag and he has a bit more grass for his cows.. with that small of a place he probably can't justify paying for grazing rights.. you would be surprised how fast a place will grow up if you pull the cows off of it..

![]() I told him he wouldn't be liable for any damage caused by his cows. that was a concern of his. Other than a small well house, there ain't nutin out there but grass and trees. Hopefully, the same agreement should suffice for the appraisal folks. |

I'll touch base with them soon. I will get a signed agreement with the neighbor... pretty much the same as the one the previous owner had with the neighbor.
He said that he showed that to the appraisal folks and they were good with it. |

The answers to your original question (second quotes) I believe your neighbor will know but if he doesn't he should be able to assist since he's been dealing with your county agent on it for a while |
