Default Painting Brick

They are building a new home near me (Spec Home). I went by yesterday and they had painted the brick white. I have noticed several new brick homes where they painted the brick as well. To each their own, but I don`t know why you would paint new brick. New construction is out of control anyway and this would just jack it up some more. Good painters aren`t cheap and neither is paint. Plus you have maintenance on the brick from then on. Thoughts??

Some people buy the cheapest brick they can get and then paint it. They may come out ahead. I've seen several do it. Brick painted white does look better than just buying white brick.... in my opinion.

Pallets of Mixed and matched brick colors can be bought cheaper... I personally think painted brick houses look good... And anyone who has accidentally painted brick knows it ain't coming off.. Lol

We used a masonry product to do german smear technique to our house. Literally costs us about $150-$200 worth of supplies and took about 3-4 days working for 4-5hrs each day. Looks way better than just brick.

Maye because of lead times and people don't want to take more price increases, they take whatever they can get. If they don't like it, paint it.

Painted brick started trending well before costs to build skyrocketed. Paint grade brick is somewhat cheaper but at this point it is about as difficult to find as any other white or gray brick. Add to that the additional labor and material to paint it and you end up with a more expensive product. I built my painted brick home 3 years ago and havenít had to do any maintenance yet but itís just a matter of time Iím sure.

Yep, plain brick made specifically to paint has the longest lead time of any of them right now, due to demand....and I don't discount it.

There are some houses we use old obsolete inventory on, or an off run, and that WAS cheaper in some cases, but those days are gone.

We're taking all we can get of anything right now, and it's sold before I can get it. I just got out of a meeting with some guys about hauling brick in from N. Carolina....

I've got several houses around me that went up with plain old ugly red brick. Big fancy houses, and they painted the brick. I wouldn't build now, and know of people selling there houses for double for what they built them for, and are living in nice RV's until the market tanks. These folks are in real estate. It's a gamble.

Around here Most of the houses in the million dollar neighborhood are painted white brick with black trim. That is the new style of million dollar homes. And yes mine is not white brick and black trim.

I don`t agree with that at all. It surely looks good in some cases, but once it is painted it is there for good. I would agree that an older house would probably look better painted white than some 1970`s brick. The white farm house and white kitchen is just another trend that will be replaced with something else.

Mine is painted brick (white) with dark trim and stone mixed in. It looks classier than most houses in my neighborhood. I saw the house before they painted the brick and trust me it looks 1000x better now.

As far as maintenance, I've never had to repaint the painted brick. It still looks like brand new and it was built in 2013.

I have seen houses that painting the brick would be a big improvement and seen others that made me wonder why they would paint it. We have a house right down the street that's right on the lake and had a very nice looking brick. The homeowner has been doing a DIY paint job on it and it truly looks horrible. They went from a very nice looking brick to white, and it just doesn't look good. I have seen many brick homes painted that look very nice but this one missed the mark in my opinion. We are really hoping they are not finished with it. I have seen some recently painted a modern gray with a different color trim and cedar accents and it looked pretty nice. If we ever paint our brick, that's what I'll do.

All brick suppliers are using plain brick, and old stock...including "blends", with the specific purpose of painting them.

I can't tell you how many calls we've gotten from HOA ninnies about the brick we put on a house... Feels really good to tell the especially dumb ones to mind their own business.

We built a colonial style home 15 yrs ago. Neighborhood rules had a to have a certain percentage brick or stucco. If you want an all white house with white columns out front you have to paint it. I didn't want the stucco look because the brick texture looked better and is a superior exterior product IMO. I bought all kinds of colors that were leftover pallets as long as they were the same size and texture. HOA freaked when they saw the patchwork of colors go up.

The mid 80s to mid 90s were polluted with different shades of pink brick. MILLIONS of them came out of the then Texas Clay plant in Malakoff. Most had white sugar sand baked on the face.

I stacked untold THOUSANDS of them on the yard when I first went to work.

Commonly done and pretty popular still today. Iíve had clients pay more for a brick vs a less expensive brick properly painted. I like the look personally, but to each their own. Your home Iíll do whatever you like!

Some houses look great painted white but I wonder how long it will be before white brick looks as dated as pink brick does now. Maybe white is timeless but I can hear trendy people in a few years saying "white brick? Yuck - that's so 2021!"
