    Cracks in brick outside house

    Our house is just about 30 years old and when we moved in there was a little crack by an arch outside of our living room the inspector said was not a concern. I’ve been following it and then forgot about it. We’ll, I looked the other day and noticed there are now several cracks from the arch up to the edge of the roof. I walked around the house and found a couple other areas with cracks going from a window or arch to the roof.

    Does anyone know what’s going on and who I would need to call to repair? Is it a foundation issue, weight bearing issue, etc…

    Any help is appreciated, located in Fort Worth.

    You have foundation issues, just don’t use Olshan would be my advice. Been there done that, ran their azzes off.

      How long ago did you purchase it. I believe I'd have words with inspection company. Does appear to be foundation issue.

        It seems like if it was a foundation issue you would have drywall cracks. Just saying. I’m no expert.

          Brick must not have metal ties. If not cracked under window, might have window issues.

            Doesn’t matter regarding inspection. I think now you sign a waiver that they are not responsible.

              We’ve been there and still there. After 2 different foundation repairs and a bucket full of money, we have issues. Cracks in outside brick, dry wall cracks, and front door needs a kick to open it. Don’t even ask about lifetime warranties. They will tell you that it is a new problem unrelated to their repair. All bs. Not sure any company can really repair a foundation once you have it going on. By the way. We tried 2 methods: piers & pipe re- routes and then some type of injection method where they drill inside the house and pump fluid under foundation. No worky.

                Bought it in 2017, first time homeowners and uninformed.

                There is a drywall crack in the living room, close to the arch.

                  Definitely looks foundation related to me check the frieze boards on the corners of the house and see if they are separated.

                    Put soaker hoses all the way around your foundation and leave em tuned on

                          I would personally hire a structural engineer that specializes in foundations for a path forward. That way they work for you and are looking out for your best interest.

                          If you call a repair company they just want to make repairs and to put your hard earned money in their pocket.

                            Looks like foundation issues like I have. I had your exact same issue. Had to kick the dang front door just to get it open. We hired RamJack. They are foundation specialist out of Dallas. Ive had them out twice. Inspector told me twice to cut down the big white oak and 3 giant cedar elms I had right off the back porch. I really didn’t want to cut them down but after the second time he told me I did it. Hated cutting them down but ever since I did I haven’t had any of the same issues. Might not be the case with you but I would call RamJack.

                              After my mother in law died my wife and sister in law inherited home. Father in law hired some jackwagon years earlier to come in and repair it. Only spent $5,000. No works. Fast forward to last year. Anchor in College Station came in and checked it out. There was a 13” difference between the sides of the house.
                              I believe they installed 36 piers and it was $36,000 dollars. As well as broken water lines that were discovered when work was started. Got piers installed. Holes filled. House painted. Tile set all this after waiting a couple months for settlement.
                              This year the cracks came back. They are actually finishing up on repairs now. Anchors gave them a five year transferable warranty and has backed it up so far.
                              I advised them from right outta the gate to repair the home and sale it. They have to declare the foundation repair on the sellers disclosure and the warranty transfers. But I’m just the resident dumb *** and here we are on round two. Not to mention rotted sofet and facia that needs to be repaired.
                              The sad part about it is that it can be a beautiful home. Fingers crossed that it literally settles down and doesn’t continue. Good luck OP.
