      They are probably in the same boat as me. I bought a place over 20 years ago on the lake for 180,000. We are getting much older and income potential is on the downward side. Taxes have more than doubled and closer to tripled over those 20+ years. I am looking at selling in the next 12 months. Why loose 7-8K a year on taxes? That's a large percentage of income when we start getting fixed income. Appraisals go up more than appreciation and income. I don't think I can get 3 times what I paid for this. Wish I could get that 10% increase over those last 20 years. I would be over 1.5 million with compounding of the appreciated values in this house.

      Sure wish we got to elect those idiots at the appraisal districts.

            Wife just protested ours. Have my house at market value at $209,000. I will sell it today for that no questions ask lol. Says we did $17,000 in improvements last year. We haven't done squat!

              Shocked when I opened our letter from Montgomery County. Our went down by $1,000 this year but last year it went up by $100k.

                    I try not to complain about my taxes because I dang well know I could sell my place today for a fair amount more than I bought it for 4 years ago.

                      I'm in Guadalupe Cty and over 65 so I'm ok, though the assessed value of our house went up about 7%. Lady I used to work for nearly always protested any increase and was successful in whole or at least in part most years according to her story. She would take pictures of all the defects in the structure, from foundation to roof, inside and out, and any issues with the property--dead trees, hanging limbs on the roof, falling fences, etc, etc, etc. For major things like roofs or foundations, she would have a current estimate of repair costs to use to bolster her case. This more than anything helped her as going in with your hair on fire and basing your argument on emotion won't get you much other than perhaps escorted off the premises.

                      Didn't hurt that she is a looker and would wear short skirts and loose blouses to the protest--

                        I was expecting a high number this year because it is a new build but i was still pretty stunned when i opened the letter. My parents jumped quite a bit for a 25 yr old home.

                          We’ve had our house for 22 years in MOCO , I’ve protested for 20 years with only my appraisal in hand. The appraiser will pull around 10 comps in my area and will take an average of them and we will go from there. Some years I’ll get some relief and some years it stays the same. The first year I protested I waited until late to protest and had to sit in the waiting area for about two hrs to see someone. An older guy I was seated near , advised me to stay calm when speaking with the appraiser they would usually work with you. I was much younger then and got agitated easier so it was good advice. Looks like I’ll be protesting electronically this year.

                              I guess what I was trying to say if I could sell for a good amount more than that the house is appraised for by the county. I try not to complain.

                                a combination of high appraisals, high tax rate, and insane population growth is what drove us out of MoCo a few years ago. Our current tax rate is 1.88 in Polk County and the tax rate for the place we are trying to purchase now by the lake is 1.8 near Coldspring. We have friends in New Caney that have a nice house on TINY lot that has a ridiculously high appraisal amount. They pay $9800/yr for that place which is just crazy. I know others who pay $12,000+/yr. I just can't wrap my head around paying property taxes that high for places that are just "normal" places.
