I love that area that’s where I hunt. Call a few realtors and let them know your looking and they’ll let you know of properties that are about to hit the market before everyone else.

I missed out on a place about thirty years ago. We were down to the wire and someone came in and made some sort of deal that convinced the seller to reject our offer and take the other. It turns out that it was a friend of mine. Two summers later a tornado flattened the place. My friend and his family were in the house when it got hit. None of them were hurt, thank God, but I then felt a lot better about the situation and teased him about it for years. You never know if missing getting something is good or bad. In my situation, it was good.

I bought my place sorta like that. A realtor was showing it when me and my wife went to just look at it. When she saw it for about 5 min we hauled azz to the realtor office and got contract on it.
