8000 acre lease between spur and Jayton

I found a lease that I am interested in but don't want to take the place unless I can fill the spots.

Here are the land owners rules.
No guest at all(hunting in camp is ok).
10 people. (Since it is bow only we may be able to add a few more to lower cost).

    My rules.
Bow only(off season pigs with guns are ok).
Drinking is ok but no drunks. Drinks in camp only.
Feed year around. Protein feb-August corn August- Jan. (this is a big one for me, if you break this rule you will be asked to leave).
Mature bucks(cull or trophy 1 buck county)
No party people( I am not a stick in the mud, but I am there to hunt not party).

$3500 a bow. There is water and electric in camp. We will split electric cost to help land owner.

Nice area. Quail or dove hunting allowed? Any water on the property?

Why is that so hard to believe?

Responsible drinkers I can work with. Don't want someone that starts drinking at 10am and drinks all day. Few beers in the stand we can work out. No drunk hunting.

I hunted right in that area on a 7600 ac place for years, one of the best ranches I have hunted.

That country out that way is really hard to bow only hunt. Good luck to you
