          His loan is in process, the particulars of which you do not know. Those varying details are what determine an available interest rate.

            As expected, the response has been huge. I worked through and responded to 30 inquiries yesterday. If you're not one of them, be patient with me - I'll have you something today.

            A few have asked about investment properties. Answer is no 'deals" on those. Fannie Mae & Freddie Mac have limited the number of investment mortgages that can be delivered. The solution across the board to cut down on the number is actually higher than normal rates. Sucks, but that's where we are.

                    Trey I'll be contacting you when it's time for me to buy another house. Ended up selling the other house and moved into an apartment temporarily. Want the divorce to get finalized and all child and spousal support to get finalized before I make my next move. Hopefully rates will remain low until then! You will definitely get my business when I'm ready.

                          Bumping this back up to say thanks to Trey ( @Tex_Cattleman )! As a result of him posting this thread, I revisited our mortgage situation, and discussed it with him to see if it made sense for us to refinance. As a result, we closed on our refinance with Trey a week ago today. Trey was very professional and responded quickly to all of my questions, and the whole process went very smoothly. Thanks again, Trey!

                            What is everyone seeing on refi rates?

                            We are about to hit 6 months on a new home and have a 3% rate but just curious to see if its worth messing with. Thinking of possibly making the jump in a few months (pending what rates look like).

                                Not worth it on rate alone. There are scenarios where it might make sense, such as dropping to a 15 year loan or maybe value shooting up and being able to drop PMI (if you have it).
