Been thinking of selling my 4 lots near Fairmont by Toledo Bend. They are in the Toledo Beach subdivision. Their about 1/4 mile from the lake and 3 private boat ramps. Only land/homeowners in the subdivision have access to the ramps. The lots are not huge, all 4 make up a little over .5 acre. They are wooded but 2 have culverts in and there is water ran. If anyone is interested shoot me a pm with an offer or for more info.

Considering selling my 65ish acres to size up. It is about 9 miles north of Lampasas city (in Lampasas County). It has enough elevation changes to provide good hunting spots with backstops, lots of trees include some fairly large live oak stands, two tanks (one doesn't have water all year unless a wet year), and is just off 281 surrounded by much larger properties. It is ag-exempt.

I've seen a couple of doe axis and some turkey in addition to whitetails and lots of hogs, of course.

I'm having the water company put in a water meter now and electricity hopefully within the next 90 days. Once in, I'll put in a pad for an RV or Travel Trailer.

It's hard to price up there right now with the explosive growth in North Austin. People are asking (and selling) in the $6-10K per acre outside of town in the area with many that don't have any utilties or tanks or any particular elevation or major tree coverage.

I currently have a single lessor on it and He's probably done at the end of February but I don't know yet and won't assume his intentions though his agreement does run out at the end of the month. I wouldn't pull any triggers until then unless buyer agrees to keep the lease agreement as-is. Additionally I won't show the property until he tags out or calls it for his whitetail seaons. I will get current pictures if you are genuinely interested AFTER opening weekend comes and he gets his buck.

My house, 21 acre wildlife preserve, and 800 acre irrigated farm, with half under wind contract, is for sale, Vicky Leggett is the real estate agent, the plan is a dumb one, keep farming till its all gone, 3 yrs of floods in a row, and a few bad decisions on insurance, hurricane insurance on 2200 acres of cotton? I said no and just like that, poof, Im 58 and started at 18 with nothing but a great stepfather with good credit, the cotton gin has done well thanks to the old man micromanaging it it stays with my sister, I have enough rented land to keep busy, will consider selling equipment as a package deal

I was not interested in selling, but I got a 100k offer on my 10 acres in Coryell Co. The guy has first dibs once his house sells. Realtor is working on the contract. Good deer, I just donít have time to put in much effort.

Never thought I would consider selling this property when I bought it 16 years ago. However, circumstances may require it in the near future. Just trying to get a feel for interest in a 40 acre hunting/fishing/recreational tract in SW Arkansas. Property has 1/4 mile river frontage, approx. 8 acre oxbow lake with duck slough. Also 1/4 mile from 30,000 acres of primarily bow hunting public land, know for trophy bucks. I'm not a very good hunter, but the property affords the opportunity to kill 150 plus class bucks, turkey, ducks, pigs, small game and great fishing. My cabin is an older United Built type house that could use some work. Not a show place, but diamond in the rough. Not ready just yet, but thinking of asking around $300,000.

I have decided to sell 228 acres in northern Edwards County. This property is about 15 miles north of Rocksprings and 5 miles south of the Sutton County line. We were not affected by the recent anthrax outbreak, and have a good population of white-tail, Axis, and Blackbuck. We are just now starting to see hogs. The barndomenium was built in 2013. I have several good deer stands, feeders, and water troughs that will convey with the sale. There is currently a wildlife tax exemption on the property.

Itís about 15 minutes to the lake. The property is located in between Chireno and Etoile. Itís about 3 miles south of highway 21 off county road 433.

You don't have to be rich to own land. I waited way to long, just have to know where to look and make some small everyday sacrifices that can add up monetarily over time.

I have had this property since 2011, and I'm ready to get something a little bigger otherwise I would keep it, I have really enjoyed this place!. Lots of whitetail, occasional Axis and turkey. Also had a couple of fallow on camera several years back. Property backs up to a 500 acre ranch on one side, and 150 as I recall on the ranch behind me. Comes with 4X6 double blind, ground 4x4 box rifle blind, ground bow box blind and 2 older feeders $73,000 ag exempt, I believe taxes were $30 last year, has electricity avail. Never seen this thread before! I have only looked at the last page but will start at the beginning when i have more time.
I am definitely looking for a ranch within 100 miles of The Woodlands. 300 would probably be a minimum. Hopefully closer to 1,000. Columbus and LaGrange area has proven to be incredibly pricey regrettably, but just beautiful ground. I really like Madisonville going towards Crockett however. I already have land in deep East Texas so not very interested in being in the piney woods again.

If you really want to get scared, check out Colorado. Moved here 6 years ago from Tx, had done plenty of research... but still wasnt prepared for land and home prices. I bought a sweet little 1000sqft cabin in 2015. 2 acres with access to 9 private stocked trout ponds, 5 mins from millions of acres of national forrest... it has DOUBLED in value in 5 years!

That's what we thought too. Get a couple of close friends, pool your resources. Find a good real estate person to work with. Start small, improve and flip.
It's hard work but in a few years it's possible to have a great situation.
