In a couple weeks I'll be putting my ranch on the Willow City Loop up for sale as 200 to 450 acres. If you've been through Willow City you know how beautiful it is around there and this place has the best part of a big creek going through it. I drove the Willow City loop yesterday, stunningly beautiful this time of year with the blue bonnets. I'm sure you're place won't last long on the market.

There can certainly be gates on an easement road, but the other landowners who can legally access the easement had better be provided with combos or keys to any locks. Otherwise I'm sure they would use a universal key (bolt cutters) to access their property.

Easements are usually pretty cut-and-dry, but sometimes the subservient property owners can get butthurt over them and believe they are within their rights to lock people out. Just doesn't work that way in Texas.

You chose not to sell the land because the buyer traps Axis? How many Axis would it take to pay off $254,950? Seems like a losing deal for that buyer if he wanted it just for trapping purposes.

I didn't want to do that to my next door neighbors. I think an average buck sells for around $1,000 and does sell for a few hundred. Trapping one buck & one doe would pay the monthly mortgage. The rest would be profit. Kimble County tax appraiser will confirm that property values here are increasing significantly each year.

Just put this property on the market. Lowest price per acre in Llano County at under $3,700 per acre. Very secluded and surrounded by giant ranches, thus really good hunting for native and exotics due to hog wire low fencing. Nice new roads and three feed stations keep the animals pouring into property. Would love to see a tbh member end up with this cool place. Happy to pay commission to any buyer's agents as well.
