Default Lease Openings 3-4

I have a lead on a lease.
Looking for 3-4 extra hunters.
Before I get started it is a bit pricey so Iím well aware of this but it is something Iím willing to pay.

Details on the Lease -
Location: Leakey, Tx
Price: $15,000/ annually
Acreage: 375
BOW ONLY
Number of animals..
3 total trophy WTís, 3 total WT culls, 3 total WT does, 3 Trophy Axis, 3 Axis doe, 3 Turkey, Unlimited predators and Hogs.

2 bedroom trailer, running water and electricity
2 blinds and 2 feeders are in place.

Look this is where some may find it ignorant but something Iím more then willing to do personally.

I am thinking about adding 6 hunters total putting the price at $2,500 per hunter and affordable.
However as I listed that would mean we would all not be able to shoot a trophy whitetail per year or trophy axis.

If we alternated each year
3 sets of the hunters get 1 trophy Exotic, 1 whitetail doe

3 sets of hunters get 1 whitetail trophy, 1 axis doe

As far as the 3 Whitetail culls I think as a group we need to all have our culls on a hit list from trial cam pics.

I would like to make all stands community as well. Instead of getting our own sections

I realize this is a pain but I am just trying to set up something so that we can have a nice piece of property with exotics and good whitetail in the prestige Texas Hill Country for a affordable price.

$15k for 375 acres.... For a couple years worth, you could buy the same kind of hunting place in Edwards county

Itís just something that makes it affordable.

What is considered a 'Trophy' WT there? If you have 160 class deer on camera I am interested. If not, this deal will never work.

I am on two other leases but the chances of killing a 160 class deer are not there. I can kill three 140-150" deer a year as is. For this kind of money on a bow only small lease, I need to see some horn.

Hmm. Maybe not shooting all the 150s would get you closer to shooting a 160. Just thinking outloud.

You're obviously not familiar with Leakey area. There are not 160s under every tree. Nor are there in the majority of Texas' counties.

Don't be so confident "this deal will never work." Plenty of people out there more interested in killing a nice axis than WT

Well, go get on a lease that you can kill 160+ deer yearly.
I would be happy with killing a 130+ one year then the next a 30+ inch axis the next.

Iím looking for a place to get away enjoy the outdoors and make memories. If I want to go chase horns Iíll book a hunt in south Texas or make a trip somewhere in the Midwest.

Dang. You have an awesome lease. I wouldnít even look else where. 3 150Ē deer on 2 leases is really good.

Not a bad idea man. Not everyone’s cup of tea but don’t worry about that. Wish the place was bigger because I would jump on that over my STX lease.

Some of these comments are pretty entertaining. Yeah, at $40 an acre, it would be best that it not get leased at that price but it will. Supply and demand. The OP is trying to make it work to where it would be affordable.

To the OP, I will get a spot if the place has 200" bucks running around, if not I will just buy the place and pay it off in a couple years. LOL

Sounds like a pretty good setup with both WT and Axis. To the OP, make sure to post on the TPWD lease page. You'll get a lot of people looking that aren't necessarily on TBH. I leased my place for more than my asking price in less than 2 weeks on a lead from there.

On a side note, why does Every. Single. Thread. devolve into people who aren't going to lease it anyway complaining about the cost of the lease and/or saying they'll just buy some acreage at some mythical low price? Does anyone actually look at the cost per acre? In most areas of the state, land has literally doubled in price per acre in the last couple of years and doesn't seem to be slowing down. Lease prices follow...

If I were local I’d say that would be doable for me. Plenty of places in East Texas that run less acre per man than this.

62 acres per hunter.
9 total whitetail killed
6 total axis
6 total Turkey
Unlimited hogs...

Not like we are shooting up the place and we are doing community blinds

Yep, same place. I just checked pictures she sent me and they are the exact same ones. She told me 15k for 1,000 acres. I didn't like the vibe after messaging back n forth a few times so I backed off.

Ya I'd kind of like to know. It seems like a scam would be hard to pull off unless you just send money and not go out there beforehand. Hopefully it's legit cause it sounds too good to be true.
