The wife and I should be closing on this in about a month. Waiting on the survey and covid has our guy backed up. But cant wait. The wife and I and the kids and grand babies will have our own place to hunt.
23.4 acres in woodville TX about 1.5 hrs from home. There is plenty of deer and FIL said now dagum hogs.

You are a wise man, planning for the generations in your family to have a place of your own to hunt is great news for you. Looks like lots of trees, and maybe a creek or drainage in SW (?) corner with all the curvy property lines. Good luck!

Yes little cypress creek borders the west side. Also a small spring runs through the middle from east to west.

Just speaking from my short experience with an easement. Make sure you establish an entry and exit. I have multiple easements into my property and am having problems with a neighbor.

He thinks because I haven’t been using an easement that I no longer have access through it. It’s been a bit of a headache.

Got it DUN Friday afternoon.
Went and walked it a little after dinner on fathers day.
Got home and found 5 very small ticks on me. Guess we are going to have to spray down till we get some clearing done. Super excited though.
