People who build towers, with the intention of subleasing, are usually going to be talking about a 10-40 yr lease contract, and it will grandfather even if you sale the land.
It can be a negative if you do decide to sale. A lot of people aren't interested in having a tower on their land.

I would say it ended up well for myself. They came in and put the tower in and I had great WiFi for free! If you go in with just that expectation then you will be happy. I had them install rock driveway to the tower but that was not a great job but again overall happy with free WiFi and it’s there top package with super speeds.

My wife has a family member who has a bunch of land around Beeville. He had a tower on the edge of his property, close to the highway that he was getting $800 a month for 20 years ago.
Lots of things to think about and probably would involve an attorney if it were my property.
