After years of looking and being disappointed with every property I looked at we finally found a keeper! The property is in Mason County and NE of the town of Mason. This will be a weekend and vacation time spot for us. The area looks to have a healthy amount of deer, turkey, and possibly hogs and dove.

It’s 100 acres of beautiful rolling land. It is almost exclusively oak trees with very very few cedar and mesquites (which won’t be there long). There is a great long distance view of the hill country in the back corner where we plan to build a house/barndo at some point. Currently there is cabin onsite which we are going to refurbish and possibly add a bunk room to. There’s a nice barn and carport onsite also.
One great thing is the super strong well that produces 100-150 gpm. There are two ponds on site and one is good size. One project is to find a way to keep the pond full using the well. If we can get this done we will stock it with fish. The previous owner did this at one point.
During the drought around 2011 a good amount of oaks were damaged or died. So we are going to have someone come in and clean all that up ASAP. Once that is done it will be possible to drive the entire place in a truck. The ground is almost entirely crushed granite with some areas where there are big granite boulders sticking out. It is not rocky at all which we like.
We setup one feeder just to see what is out there and of course deer hit it immediately.
Another great thing is that two great swimming and fishing spots in the Llano river are only 20 minutes from the gate. This will be nice in the summer heat.
The prices in the area are high but we feel we got a fair deal on this piece. It’s our opinion that if we didn’t get in now that the prices will be out of reach until we retire (which is 20+ years from now).

I will try to update this thread with better pictures and as the land is cleaned up, cabin refurbished, and eventually blinds and feeders setup.
