    Zillow ?

    Anyone have comments about Zillow, good or bad ? Seems I remember folks not liking them but my remember don’t work good. Lay it on me !

    From what I’ve seen, it’s not very accurate.

      Home report is surprisingly accurate. I just refinanced and they used Zillow. They didn't need an actual appraisal since I wasn't close to 80% I've had multiple realtors say it was pretty accurate.

        Their "Zestimate" for a waterfront home I built and sold on Lake Fork for $450,000 in 2018 at $310,000. The homeowner has since built a dock also I sold the lot next to him for in 2020 for $170,000, bare land. Not to mention prices are through the roof since then. I sent them a message, per their site and they did not reply.

                    I guess I just want to understand Zillow and what they do. My son is looking at a house they list. I would do my house hunting the old fashioned way, through realtors, but young folks have different ideas.

                      I'm a broker and always tell my clients to stay off Zillow and other websites and use the MLS system which I give them access to through an invite. 99% of the time they ask me to check a house that is on Zillow it is under contract, pending or sold. Very rarely is it active. As for the Zestimate, the don't always use like houses and can only base their estimate on the list price. Texas is a non-disclosure state so the actual sales price of a house is not public information.

                        Yeah, I was out last evening showing a young couple. While at one house, the wife had her phone out and asked about five other houses she wanted to see. All five were already under contract or pending, and I had to explain to her AGAIN that Zillow isn't very accurate.

                            When I sold mine, Zillow had it at 25k over what we actually got for it.
