    Off The Market Real Estate ?

    Other than through a local realtor are there any free websites that are updated well any of you guys use to find off the market deals before it hits MLS listings? Market is on fire right now & so competitive. Just curious if anyone has a good listing source they use

      If it is on a site, it is on the market. With or without a Realtor, it's on the market.

        We got tired of it and the games and decided to build instead. Will take longer but we will get exactly what we want. They let us recreate the floor plan exactly how we wanted and it will end up saving us about 60k

          Not necessarily. There are some social outlets like Facebook community groups that list off the market (meaning not on official MLS sites) in which investors offer deals. Was just curious beyond FB other potential sources I’m not aware of.

            I use Zillow some and it lets you select For sale by owner listings only. May help.

              Yeah I use it. It’s not the most reliable as many times the home will remain listed after it’s been under contract some time back

                Most free websites are not kept updated very well at all. Thats also the case with Zillow and even most of the bigger ones.

                  Short of running a property report or getting a title policy run sheet is there any way to find out who the lien holder is on a property?

                      Yes, I have the super secret pocket listing website and can only be accessed through this special subscription and you can only use a specific group of Agents specially picked as home and ranch advisors through our super secret process, with that you will have lifetime access..

                      Or you can do what this little Associate has done for 15 years, look up tax data on what you want to buy and cold call. 19 out of 20 will hang up on you, thank god your only looking for 1 place. JMO.

                        I sold my last place in Milano as a pocket listing. I called a guy that knew the area really, really well and asked him what the market was at the time and he told me. I told him I wasn't ready to list but if someone came along cash in hand we could work out a deal. For not listing it, the agent didn't have to split a commission so he took a smaller cut but slightly bigger than 3% so we both won. I sold my place for more than I thought I could and got a good deal. As mentioned above, pocket listing. If you are looking rural, contact agents that are in the area and tell them exactly what you are looking for and if they know of anything they'll try to make it happen for you as they want to make money, too. Again, your best bet is going to be a local agent with solid knowledge of the area so he can cold call...

                          I’m a member of several real estate investment groups on fb that allow access to dozens of off-market properties daily.

                          Most are wholesale-type properties that are looking to close very quickly, meaning conventional lending doesn’t fly, so you would need hard money or private lending. You could also get with wholesalers directly, but most of the time they deal with distressed properties that need some degree of repair.

                              The way we buy our off the market properties is to isolate an area we want to buy in, then start using whatever local CAD Map or resource is available to find owners. Simple interent searches will often turn up some limited contact info.

                              You'll talk to a bunch of angry people and be told no a lot, but it's the best way we've figured out how to locate off the market opportunities on a consistent basis. Sometimes, you find the diamond in the rough though and that makes all the leg work worth it.
