    Opinions on lease problems

    After some help from y’all, and the lack of any opportunity on another place, I decided to release a little 25 acre spot close to my house. After talking with the land owner about being a solo hunter he seems to want another person on it. Not a huge deal at first but the guy he brought on, who seems like a nice guy, rifle hunts only. Not only rifle hunts but rifle hunts with a .308. With houses, county roads and sub divisions basically surrounding the place it sounds a little sketchy to me, but it’s not my property to make that decision.

    My question is, how much will his rifle hunting screw with my bow hunting on such a small property?

    I wouldn’t want to share 25 acres with anyone.

      Too small of a place for 2 hunters regardless of weapon of choice IMO.

      The rifle hunter will ruin your bow hunting. I’d let it go if I was you, or at least talk to the landowner about the issues. It’s an obvious safety concern for surrounding neighbors IMO.

          Sort of depends on the shape of the land, but I don't think I would want a 2nd person on that size property, unless the 2 of you get along really well. I think I would have paid for the 2nd spot to keep it all to myself.

            Here is the layout. You can see the county road and the houses around the area. There is a house on the bottom portion, and full blown sub division in the middle left of the picture that isn’t in the picture, and a property on the top that has livestock with a house lol

              Depends on what it costs,and what I've seen on a camera..If there's multiple buck's,and it's cheap..Hell,come on.

                        Thanks guys. There’s a few bucks out there and doe. Nothing huge that I’ve seen. Staying away was Definitely my initial thoughts, though, but I almost just wanted something to hunt instead of nothing. Sounds like the rifle will ruin it either way. I’ll just have to keep searching in hopes of finding a spot. Luckily I haven’t paid the land owner yet.

                          It all depends on the terrain as if it will hold 2 people. As for gun hunters I've found that they tend to push game towards me. I'm always scent free and quite in my area where as most gun hunters don't worry too much about scent.

                            That should work out fine. Just make an imaginary line across the opening. And he can't shoot across that line. 12 1/2 acres is plenty all you needs a little bitty spot to kill big deer. You could probably put one more person on this place if you needed to.

                              I hunt 100 acres by myself and it's too small depending on wind direction.. no way would I share 25 . Not to mention the liability shooting past a fence if that guy kills a kid. Land owner could be in a bind..
