    So why can't FSBO house post their house on the MLS system?

    It's a fee based system. And each MLS system requires the user to have a license (realtors) to join.

      I think you can pay a realtor a small fee to put it on there.

        The whole thing is a racket. The game is to control MLS and to control the buyers and protect commission rates. I'm not sure how this system is still in place in this day and age with prevalent use of the internet.

        It's pretty genius how the sales side most always pays the commission so no one ever hesitates to get an agent on the buy side because "it doesn't cost anything" and the buy side agent is almost always going to direct buyers to MLS listings completing the circle and protecting the fee machine.

        Before I get strung up my the realtors know that I am a licensed realtor too.

          Just curious why they require a license in order to post a property.

          I'm not selling/buying. Just had this thought based off the other thread.

            I pay approximately $900.00 a year to be a member of the Austin Board of Realtors so I can have access to the MLS system. I am an appraiser so I have to have it. I member of the Board of Realtors where you are at can list your home in MLS but you will have to pay a commission when it sells.

              Look online, there are companies that will help you with the process and list your house on MLS. I have used them twice at a price of $400 each time.

                Try using a listing agent such as ASSIST-2-SELL, or HELP-U-SELL. Generally get good listing coverage (including MLS) and a fixed fee instead of a commission percentage. My friends paid $1995 instead of 6500.

                  When I bought my current place the seller used a company called listing spark. They were not easy to get ahold of or deal with. Took them days to respond to anything we asked.

                    Redfin has a 1% listing fee.

                        MLS systems arent created for the consumer. They are created so agents can share listings, which means keeping the consumer out of the system.

                          No doubt it is a racket. Realtors protecting their archaic way of doing things. Its changing, but much slower than expected. The buyer agent being free really hoses it all.

                          I'm no expert, but the one good thing I read about MLS is that it is well structured and keeps everyone honest. If you have a house under contract, it has to be updated within so many hours or the realtor can be fined, same with sold homes. This prevents people wasting their time viewing houses they don't have a chance at. I imagine home buying would be like buying something off craigslist, the first question you send is "Is it still available?", then five days later you may get a response, "No".

                          Had to fork over $500 to list my FSBO on MLS. To me that is a somewhat fair price, relatively speaking. Also loans you the key box and gets you on the systems for realtors to show your house. If there is one thing true about realtors, it is that they are impatient. Nothing better get in their way or they are gone.
