Deer lease membership cost

What would you guys consider a reasonable price to be a member of a deer lease south of San Antonio? Lets say 1000+acres, 4 guys total, plenty of deer (17"-18" spread max), lots of turkeys, enough pigs, lots of doves, can't shoot quail. Electricity and water (30 amp plug for RV), corn account at feed store and year round access. Very convenient in and out and good roads throughout ranch and wont tear up your truck.

I'd say $12-15 an acre would be a starting point and would probably go up.

The closer to town the more you will pay...which will be a lot due to demand. 10-15 yrs ago a lease like that was $2500-$3000 per gun and would have had 4-5 on that size acreage if it was within 1 hour of SA. Today I can see it being more.

If it was my place and I was leasing it out, $3500/gun would be the absolute least I would take. You could lease it for that in your sleep.
