Upside/downside to buying land in Oklahoma vs. Texas (or other neighboring state)

You have a shorter gun season in OK but that's about it. The out of state hunting license would get old each year bc its expensive and owning land does not mean you are a resident.But other than that, land is land.

one could also use the land address for a driver license and get licensed in okla.. i run driver licenses every day and i see "licensed in another state/jurisdiction" ALOT.. mainly from outdoorsman who do this very thing..

Negative you have to have established residency, and be a legal resident.

Upside is once you have the lifetime Lic cost isn’t bad since one could rack up $1000 plus a year in tag fees quickly

My wife and I recently purchased some recreational property in SE Oklahoma. Darton was a big help in that. Like others have said, OK has cheaper costs per acre, very low taxes, BIG deer, and you don't need a hunting license to hunt hogs. My place is about an hour and 45 minutes from home and the low taxes make up for the nonresident license costs. I don't gun hunt so I'll pay $300 for the archery license and get to shoot 6 deer if I want. There is nothing like pulling into your place for the first time and knowing that it's yours, and you're free to do what you want to do with it. My wife and I both feel it was the best purchase we have ever made. You won't regret it! Let me know if I can help in any way! Courtstamper, I cannot speak to hunting or owning land in Arkansas but I do know that I’ve had friends experience issues with people running dogs in that state. I’ve never had issues with that in OKlahoma. The deeper in SE Oklahoma you get, the more careful you need to be with purchasing. Having recently compared land cost and taxes between the Lone Star and Sooner States, purchasing land in OKlahoma is the more economical financial decision, by far. Simply put, I could not afford what I wanted in Texas.

My wife and I looked in N. Texas and found that we could more than double the acreage we could afford by purchasing in Oklahoma. You will spend more on weed eater string than you would on taxes in Oklahoma, even with no exemption.

I’ve hunted Pushmataha county for the last 21 years and been blessed to kill some excellent deer in that county. After following Darton’s two threads, seeing the caliber of deer and affordable land prices around Pittsburgh County, we began looking seriously up that way. Darton found the place that we closed on in March of this year. Without his help we would never have found that place as it wasn’t listed with any realtor. It is representative of allot of places up there that are for sale by owner that you just won’t find on line. He found it, evaluated the area and helped us through the entire process. There is just no substitute for local knowledge.

Anyone looking for a good investment with excellent hunting in an up and coming deer hunting state should give Oklahoma a serious look.

Two years ago I finally made the decision to buy a piece of property to have a place to call "mine". I had a place that I was getting ready to purchase and some other guy came in with much bigger pockets and snatched it up. This was in Texas. Needless to say I was very frustrated. I was tired of dealing with leases and landowners.
I was surfing the TBH classified in Feb of 2017 and noticed a turn key ranch for sale by Darton in Oklahoma. I kicked it around and didn't make the call until the end of March. As it turned out when I met Darton (who owned and selling it) we got along great and he showed the place to me and my family. Well, I bought it. Been the best thing I ever did. Absolutely no regrets. Lots of wildlife, cheap taxes, great neighbors and it's mine.
