How would you invest $40k?

      $40K isn't getting you a whole lot of land.

      Not sure of the OP's financial situation, but some easy things could be -

      - Payoff any high interest debt, credit cards or vehicle notes
      - Could prepay some principle on mortgage if you have one
      - Go to a Merrill Lynch or similar and speak to a financial advisor. they could direct you into a deferred tax type of investment or brokerage account, or whatever.

      The last thing you want to do is blow the money on expensive toys. I guess if you really needed a new truck and were reasonable about it, you could use some of it for a decent down payment, etc.

        Don't buy cars, boats, or anything that could be a toy..
        Think long-Term...What could you invest in today that can make you money down the road.
        Rental Property, any type of Land (as stated above), investment in markets (always has some risk but can be minimized with proper planning).

        Paying off/down debt is a good thing too as it will free up some of your monthly debt. Just be smart and do not run up any NEW debt since you pay some off..LOL

        Good luck to you on whatever you decide to do with it...

                      If it was me I'd pay off our car notes and put the rest in my savings account in order to save up to buy some land down the road. Paying off debts is NEVER a bad idea.

                                Land around me is $3k-$6k/acre. No matter 1 acre or 1000000 acres it's all land. If land is $2k/acre in his neck of the woods buy 20 acres. That 20 acres will be worth more later. If I had $40k laying around I would buy 1 or 2 of the 10 acre lots that join my current 90 acres.
