    Foundation settling realtor logic

Saw this on a real estate listing. What a crock!

Custom design-built 1-family owned. When house was built owner watered foundation for 90 days to cure. Because of this there has been no settling issues with house! Open floor plan, beautiful......

True so often...that's why you go with experienced folks who practice what they sell and have ethics AND knowledge....like me in land sales....oh,, forgot, I'm retired!

I wouldn't go as far as most, some are good, some not. Don't group them all together.

I am a Realtor and would never put that in a listing. My opinion it would open you up for liability issues. The only time I mention foundation in a listing is if the foundation has been repaired and if there is a transferable lifetime warranty. Hire a professional photographer, hit the highlights of the house/area, and price it right and the house will sell. If a house is sitting on the market long it’s because of price and/or condition. Some will take a listing that they know is priced wrong just to get a sign in the yard, not this guy not going to waste my time.

Did not mean to raise the hair on your back.
I was a realtor and worked in a busy professional office and no one in the group could of explained the difference between cured concrete and subsidence. The difference between 2 phase and 3 phase electricity. One of the many reasons I bought this house was 3 phase. My AC bill was $100.00 less a month than my neighbor.

Let me add . . It's like buying a car and 2 months later going back to the salesman and ask him what is going bump in the front end.
Sellers of cars and houses do not have to know it all..............
