Deer hunting around Victoria, Tx?

Howdy, I moved to Victoria this past January and am looking to gather some information on where to look for a place to hunt within a hrs drive or slightly over from Victoria. Which areas produce the best deer around, lease pricing, etc., any info would be greatly appreciated!

I looked at a place near tivoli with nice deer and super duck hunting, it was $12 per acre, a 140-150 buck would be tops, my buddy in Refugio owns a large place and 140 is average trophy with a 170 + being the exception he asked 15 per acre

Place in tivolie 120000 per year
Refugio was 3000ac $45000

Both in same general family/ cuisines
One place 100,000 acres total lot of crop land
Refugio 40,000 all native

Tivolie is leased now
Refugio/ sinton I would entertain the idea of the right person

North and east of Sinton is a great area. I live in Portland. I have been on my current place near Charlotte for nine years but would love to find something closer to home. Keep me in mind.
