    Great answer buddy...by the way, how ya' been? My professional opinion is there are MANY factors when purchasing, owning or selling any property in a flood plain! If one has the $$ to pay cash on improvements, then all you basically have to worry about is replacing those improvements if the "big flood" comes if you don't carry insurance. If you have any lien on the property flood insurance is required by lenders. Also, the original OP was not specific..is the ENTIRE property in a flood plain? Most occasions it is only a "specific" part, section, whatever you want to call it.

    We had a community we sold near Glen Rose that had the Brazos flowing at the back survey lines. The flood plain varied depending on elevation but we still SOLD it OUT....there were ample building sites on every site NOT affected by the flood plain.

    Research, research and research some more! Like QB wrote, talk to the "experts" and do your diligence then decide. Good luck!!!!
