Thanks. The cooler was posted in the classified here on TBH. I paid 1800.00 for it.
The bridge held up great. We had a 10 inch rain in Feb and the bridge was about 3 to 4 ft under water. No issues.

Great looking scenario! You should really be proud of it.

Trying to talk my wife into selling and moving up there. Found 150 ac with river frontage for $200k ! Big deer, Too!

Anyone want to pay stupid $$$ for 6 a.c. in Grayson Co ?

What a beautiful place you have. 360 acres is a good amount of land as well, enough to manage your local deer herd if your neighbors don't do too much damage. Everything you've shown looks outstanding and I am very happy for you. The more I see of these Oklahoma ranches and the prices they advertise (vs. Texas land prices) the more I think about buying a place there. Thanks so much for whetting my appetite for having something like you have.

Are there any disadvantages to owning land like this in OK vs. Texas? Assuming you don't live there full time (state income tax, etc).

The acreage of the place is just right to enjoy without working yourself to death. I am looking to expand this year just because I don't anymore neighbors. Current neighbors are pretty much harmless as far as killing too many animals. Not that they are management minded they just don't hunt much. Only rifle season and that very short season.
Not many down falls for out of state landowner. One is you still are considered a non resident so the license is higher. Two is have someone look after your place. I am fortunate my neighbor keeps a sharp eye out for me.
Taxes are dirt cheap. No ag exempt needed.

With the expanded plots and protein flowing you should be able to maximize what this place can do. Looking forward to following along.

East of Hugo in Choctaw Co. 70 acres. Iím definitely down to meet up. Ready to get some things started! I think I may be one of the few hunters in my area. I believe most land owners around me are cattle guys and I canít see any feeders, blinds, or food plots.

That's great. I am north west of McAlester. I go thru Hugo when I go up there which is every other weekend. If I can help out let me know. Heading up Thursday to get food plots planted.

Made a trip to the ranch this weekend. Took the new tractor and mower up. Driving up Thursday we encountered some pretty severe storms.
I was able to mow the pipelines and the hay meadow. New tractor is a dream. The new extension to the shop is complete. Few pics from the weekend.
