Lease prices in Coleman,Tx.?

May have a chance to get on 1800ac in Coleman with 4 other guys,electric but no water. Whats the going prices out that way?

Price is tough since all areas are different but a good price on a place that size is prob $6-8 per acres.

I have friends that just got a lease in Coleman County. 2000 acres with 10 guns @ $2500/gun. He said the 1800 acres that borders him is up for lease... maybe the same place?
