    To strictly be used for recreational purposes. What are the potential downfalls?

        Lots of water when flooded.

          Lenders won't lend you any money to do improvements because insurers won't insure without a very expensive flood policy.

                    Potential to lose any land? I know a guy that says he has lost 5 acres into the Sabine River over the past 10 years.

                            My land is 90% floodplain. During wet sesaon it is muddy and or floods. Provides excellent wildlife habitat, and majority of contiguous property is the same. Good thing is since so much of it and neighboring properties is flood plain it likely will never be developed. Worst thing that can happen long term is it could get dived up into smaller tracts, but should always be good habitat. For me unless I am buying it to try to develop it, flood plain is what I am looking for.
