    Floor plan help, please.

Hoping to start a Barndo build in the next few months.

    Going 40x60. Wanting 40x40 living with 20x40 shop/garage/catch all.

Not finding very good plans for 3 bdrm, 2 bath, 1600' in a 40x40. Want split bdrm from other 2.

    Most are 30x50ish, not square.

    Any ideas/suggestions?

My daughter could whip you up something fancy with her CAD gizmo. You will need to give her your basic ideas and measurements. Or just tell her measurements and let her roll with it. She likes that stuff. She wouldn't charge much.

Keep in mind, that using 40x40, of a 40x60 will not yield 1,600 square feet.
Ours is 40x80. The front half is living and garage, the back half is my shop.
We went two stories, with a loft/bedroom/office, closet and extra bathroom upstairs ... we've got roughly 1,600 square feet of living area.

While I have not quite finished ours up yet we are living in a 40X60. I could not find the plans that I wanted so I just did my own. We are loving the layout of it and it was not that hard to do.

I been struggling with this for a few years. I dont want the split bedrooms. I am doing all rooms on one side. Then other is pantry then kitchen, dining, then living. So one long open space. So while i am cooking i can still chat with people eating or lounging on the couch. All 3 bedroom step out to back porch on top of hill with creek below that we want to dam up for a pond

                          Possible plan.....

                          ^^^

That link ain't working for me.

I know we'll lose a few sq feet of space but outside dims of 40x40 should yield enough space for me & the wife.

                          Want larger open concept living/dining/kitchen.

Master maybe 12x14 and other bedrooms 10x12.

                          Or something along those lines......

Might have to stack all the bedrooms on one side.....

Question. CAn you have a shell built and at a later time build it out? If so does it effect the plumbing or do you have to bust out concrete for plumbing ?
