Default East Texas Timber Lease Increases

How many of you East Texas folks with East Texas timber leases got notified your lease is going up? A buddy at work told me Wednesday his north Jasper county lease went up then the next day I found out my south Jasper county lease went up $4000! To offset the cost weíre adding 1 more
Member and paying an extra $50. Now our dues are $850. I always said if they ever get to $1000 Iím done but may not make it that far. One more increase and I think Iím done. Thatís just too much money for a SETX lease.

Mine went up, but only twenty-five to fifty cents per acre. You must have lots of acres to go up $4000.

Ours is supposed to go up this year also. We are with Crown Timber, out of Burkeville. The contracts are renewed every three years with them.

Maybe but considering the roads are always terrible and the campsite is not assesible most of the year itís not that good of a bargain.

If you are paying 850, that is cheap.

Ours went up $1.00 an acre. They went up more than that last year. They are about to price us out because the Sabine River had a large portion of ours flooded most of the season.

It’s ridiculous. Half our properties are inaccessible (under water) 10 months out of the year.

I’m dropping them like a bad habit, all 3,700 acres.

Ours went up 25 cents an acre and camping went up from 100 dollars per “structure” to 150 per structure

Because of all the rain I had to park my truck at the gate and walk all my stuff to and from camp each time I went starting in mid-December (it’s a mile each way). As frustrated as I got I’m not naÔve enough to think that for we’re paying and the quality of deer East Texas has it’s not worth it. You also have to consider how close most of our East Texas leases are to our homes versus driving to South Texas or the hill country.

That may be the case but I bet you dont sit for days and never see a deer . Or have someone come in and clear cut the week before season and smash your stand and feeders. Not to mention the outlaws and un kept mud roads..

Youíre on a ďtimberĒ company lease... what did you expect in regards to the timber cutting?

They should notify you before they move on and it probably reads to remove the structures you donít want messed up.

Sounds like a lot of you are just on the wrong east teaxs lease, Im happy to pay what I pay to see 130 to 140 deer. Nothing like chasing East Texas deer..

I’m not frustrated as much with the hunting out there, we do have Some good deer. It’s just the assessability of it. Our camp has two ways to get to it. Both are about a 2 mile drive from the paved road. One way has a bridge over a small bayou but most times during deer season the water is too high to cross it. The other way became a complete sloppy mess and I have in a few occasions driven my truck though nearly 2 feet of water at times. I’m sorry but I care too much for my truck to put it through all that. I finally just started parking at the gates and four wheeling everywhere.

I don't hunt in box stand honestly . I can't stand sitting over a pile of corn.. but those are problems people have when leasing timber company land. They usually notify you of planned cutting but nothing is set in stone..

OK, if you hunt timber company leases you have to understand you have to deal with things that anyone the hunts different parts of the state don't have to deal with. I have had to deal with helicopter spraying while I was hunting during bow season one year. Timber companies cut during the winter based on weather- if your tract has high ground many times it will be cut when they can't get to other tracts due to rain. I have four east Texas leases and three of them are timber company property. I tell my guys that their business is to grow and sell timber so just deal with it or leave. Yes, you will have to put up with some bad roads- they will work on them but don't hold your breath. I have gotten an email that they know there are lots of roads in bad shape due to all the rain but can't get to all of them for awhile. I have one lease with a bad section of road so I am working on it myself. I put up with the down side because of location (my farthest timber company lease is 7 miles from my house) and price. Works for me so I do what I can myself to keep the roads up and don't hunt the areas I can't get to during the winter wet season.

I've hunted a timber company lease all my life. It's not for everyone. I don't see why others feel the need to bash it though. You do you, and have fun in the great outdoors
