I personally will not be joining next year. I hunted twice during bow season, and didnt go out during rifle season because of the set up. It aint that I dont trust anyone, I just dont trust everyone with my life. I dont like hunting with folks with guns I dont know. I have spent a total of 9 days there in the stand and this is what I saw. One Axis buck to small to shoot, 9 does and yearlings, and the largest group of fat squirells I have ever seen. I know they have killed a couple of elk off the place this year that escaped from another ranch also. I am not just hunting an hour or two a day either. If I get out of the stand at all it was from 12 to about 2:30 just to get out of the heat. I know all the animals didnt come out and eat the corn from under the feeders after they saw me leave. The owner and ranch manager are realy good people just dont realy manage the place as far as management is concerned. You get a male and female of each species X50 plus hunters. They also have a corporate hunt that is mainly listed below in the other discussion. I am seeing deer so I wont say it is shot out, but the chances of a good deer or exotic is about as good as winning the $100000 scratchoff. I havent seen any exotics yet, but the properties have some livestock on them and no rain and most of the exotics are grazers, so no grass no animals. I think I will be better off getting myself and my wife on a lease that cost a little more or just going to some good day leases next year. Im on until August so we will see if it changes for the better but I aint holding my breath.
The funny thing is that most of the people hunt during rifle season, last time I was there for 3 days by myself. One other hunter came in on Sunday evening to hunt and that was it. I have hunted 3 properties and they are all great looking. I havent seen the property with the huge fishing ponds yet.
Below is from another forum about the same ranch. He has about the same idea I have and tells the same story I got about the corporate weekend hunt.

I joined for this year and will not be back not because of the people running it but because of the people hunting there. On January 3rd, they reported 42 deer taken. However, a few were really small does (45-55lbs). The guide and ranch manager were really upset but you can't take back a few bad decisions by hunters. Also, there was an occasion where someone brought pot with them. Don't know if they were hunting while on it but I don't need to be anywhere close to that for many reasons!

When I hunted about 2 days, I didn't see a single animal (Deer, Hog, etc). However, 1 day was really bad weather. So you can't really take what I didn't see with much weight.

They have 2 ranches they use primarilly with a third trophy ranch. You can hunt year round but the guide and manager go to Alaska to pan for gold in March and presumably for the summer.

Hope this helps. I'm not trying to bash the place just telling you what I saw or didn't see.

Thanks for the info. I may still consider it for its price and convienance. I work away about 245 days a year and I like to take my family with me when I hunt. This place sounds like they have alot in the area for the family to do. I was hoping with all the exotics they advertise there would be alot of opportunity to sling some arrows but it sounds like they will be a little limited.
